Stay & Prices
How much do the rooms cost?
Rooms are priced from €85 to €100 per night for a double room. An extra bed costs €20 per night. Children aged 0–3 stay free.
Is breakfast included?
Yes, every stay includes our homemade breakfast served on the porch, prepared with genuine products from our farm.
Is there a surcharge for August stays?
Yes, in August a €10 supplement applies to single-night stays.
What are the check-in and check-out times?
Check-in is from 14:00 to 19:00. Check-out is from 8:00 to 11:00. For different times please contact us in advance at +39 333 2180 559.
Are pets allowed?
Yes, we accept pets. Just let us know when you book.
Are children welcome?
Absolutely! Children up to 3 years stay free. Our two donkeys Peso and Marietta are always ready to make new friends!

Do the rooms have Wi-Fi?
Yes, Wi-Fi is available in all rooms and common areas at no extra cost.
Is there parking?
Yes, free private parking is available to all guests at the property.
Do the rooms have air conditioning?
Most rooms have air conditioning. Some rooms, thanks to the breezy hillside location, remain pleasantly cool even on summer nights.
Is a kitchen available for guests?
There is a shared kitchen. Some rooms (Vitarella and Cantinetta) have a private kitchenette. The Girasole mini apartment has a fully equipped kitchen.
Farm & Products
Can I take part in the grape or olive harvest?
Yes! Guests can take part in seasonal farm activities: grape harvest in autumn and olive picking, alongside three generations of the family.
Do you sell farm products?
Yes, our farm shop stocks extra-virgin olive oil, artisan jams, vino cotto, oil condiments and house wine.
Is it possible to visit the winery?
Yes, we organise guided visits to the nearby Cantina dei Colli Ripani, of which we are members.
Is the olive oil produced by hand?
Yes, our extra-virgin olive oil comes from around 700 olive trees processed with traditional millstones.
Is there a vegetable garden for guests?
Yes, guests can pick vegetables directly from our family vegetable garden for their meals.
Location & Surroundings
How far is the sea?
The agriturismo is only 15 km from the beaches of Cupra Marittima, Grottammare and San Benedetto del Tronto, all Blue Flag certified.
Which medieval villages are nearby?
Ripatransone is just 5 km away — the "Balcony of the Marche". Offida (25 km) is famous for its tombolo lace. Ascoli Piceno is about 45 km.
How far are the Sibillini Mountains?
The Sibillini Mountains are about 45 minutes away by car.
How do I reach the agriturismo by car?
From the A14 motorway exit at Pedaso, follow signs for Cupra Marittima then take the Val Menocchia road towards Ripatransone–Carassai (do NOT follow signs into the town). After about 12 km turn left, follow signs for Cantina dei Colli Ripani, and 50 m past the winery take the gravel lane on the left (Via Sant'Impero). 400 m and you've arrived!
Are organised excursions available?
While we don't organise excursions directly, we are happy to suggest the best routes and must-see destinations in the Piceno area. Contact us before your stay for personalised recommendations.
Are there other villages nearby besides Ripatransone and Offida?
Yes, close by you can also find Cossignano (5 km), Montefiore dell'Aso (12 km) and Massignano (15 km) — all medieval hilltop villages in the Piceno hills, perfect for short excursions and walks.
